Santa Clarita Valley

Located just north of the San Fernando Valley, the Santa Clarita Valley (SCV) is a burgeoning city comprised of incorporated and unincorporated communities of mostly suburban, family-oriented neighborhoods. It is neatly nestled off of the 405 between the 5 and 14 highways for easy passage into the city and back!

As “The Valley” became more in-vogue thanks to glamorization in film and music in the 80s, its housing prices increased with demand. For newlyweds, new families, and those wishing to downsize and get away from the hustle and bustle of big city life, Santa Clarita and its surrounding areas became an attractive choice. Santa Clarita includes scenic communities such as Canyon Country, Newhall, Saugus, and Valencia (which includes a large planned community that continues to thrive with time). Adjacent areas such as Castaic (just south of the gorgeous Castaic Lake!), Val Verde, and Stevenson Ranch are just a few minutes away from the center of Santa Clarita.

The SCV is a fantastic place for a budding family to flourish, and it shows in the makeup of the community. As of the 2010 census, almost 75% of Santa Clarita’s households were families, with an average size of 3.37; and it’s no wonder, given that schools in the SCV rank among the top 10% in the state! Best of all, the SCV is brimming with activities and areas to explore from outdoor experiences, to the arts (CalArts, famous for its Pixar alumni, is situated here), to restaurants and gastropubs. The SCV has something for everyone!

While the area is still something of a “hidden gem,” it won’t stay hidden for long. The median sale price for a home in the area ($740,000) is up 21% as of February 2021 from 12 months prior. In addition, plenty of land-tract homes and planned communities are in the works, which will only improve value over time. Still, it is important to note that in recent times, more homes have been sold than listed from month to month, as more and more people recognize the value of the area. The SCV is a true “hot spot” for anyone looking to settle down, start a family, and build equity!
