How much house you can afford is largely dependent on the monthly payment you can qualify for and are comfortable with, as well as the down payment amount, plus closing costs; and reserves left over. This is the first step in determining the maximum purchase price you will qualify for.

Having a pre-approval letter from a credible mortgage broker or lender is not only necessary in today’s market, but also places you in a more favorable position, especially if there are multiple offers on the home you want. A pre-approval will also ensure that we are searching for homes priced within a reasonable range so that you have a pleasant purchasing experience and a long lasting, appreciating asset.

Home financing is a complicated process, and it may not make sense sometimes. We hear this frequently, “Don’t worry, I have very good credit and I’m qualified.” We all tend to assume that since we can afford the payments, that we will qualify, only to learn in the middle of the process that this isn’t necessarily accurate.
